It is very important that you fully assess your family’s dreams and needs. They are unique and your home should be a unique reflection of them. You may choose to hire an architect but most people find a house plan they like and modify it to make it their home.
We are not architects but we have knowledge of and respect the process architects employ in designing a custom home. Specifically, we espouse the home design concepts developed by nationally known architect Sarah Susanka in her “Not So Big House” books. We will provide design guidance to help ensure that the home we build is the home you will cherish for many years.
When you sign a building contact with us, we want you to feel confident that you are hiring the best builder possible. We pledge to justify your confidence with the best of our efforts.
Step 1 - Preliminary Meeting
Our first meeting will allow us
to become acquainted. We will discuss our services, your
budget, preferred home style and location. We will also
discuss the “Not So Big House” concepts and provide you
with a copy of Sarah Susanka’s book of the same name for
study.
Step 2 -
Lot Selection
With our guidance, you choose a
lot in your preferred area. Of course, the lot/home package
needs to fit your budget. Home design and placement are
important concepts with respect to the lot features.
Step 3 -
Home Plan Selection
With the lot selected, you
choose a working home plan. Energy usage is an important
consideration. The plan is then modified to meet your
specific needs and desires. You choose the features and
finishes for your home. We have a 3-D modeling program that
allows you to experiment with vaious finishes in a room
until you achieve the look you desire. Once a design is
finalized it is important to avoid changes. Changes not
only cost time but money.
Step 4 -
Financing & Permits
You can now proceed to obtain
financing at your preferred financial institution. We will
provide a detailed construction budget to present to your
bank. You then purchase the lot and we initiate the
paperwork necessary to obtain permits, insurance, etc.
Step 5 -
Suppliers & Contractors
We have team of suppliers and
subcontractors that works together well to efficiently
create your new home.
Step 6 -
Schedule Development
We develop and maintain a
construction schedule and keep you up to date on progress
and seek your input as needed.
Step 7 -
Construction Phase
After all preparation details
have been completed, the construction phase begins. The
wood sections of your new home will be constructed at a
lumber company, delivered and erected on site. The ICF
walls will be built and poured onsite. These methods save
time and money and improve quality. We will ensure
everything runs smoothly, handle problems when they arise
and perform quality inspections.
Step 8 -
Punchlist & COO
Upon completion of construction, together we create a punchlist which details any incomplete or incorrect work. The subcontractors will work to clear the punchlist in order to receive final payment. The Inspecting Authority performs a final inspection and issues a Certificate of Occupancy. Congratulations! You may move into your new home.
